  • Zoning: Commercial zoning where car wash use is permitted

  • Road Type: Major arterial or primary road with strong visibility

Preferred Criteria

  • No more than 1 car wash within a 1-mile radius

  • Speed limit between 25–45 mph

  • Minimum 65 feet of frontage

  • Median household income of $50,000+ within 3 miles

  • Target price under $1M (site-dependent)
